Abstract
Purpose: This study investigates the effectiveness of current delay management practices in mitigating the impact of known delay-causing factors in the UK construction industry. It aims to identify these factors, evaluate existing management practices, and propose effective strategies for efficient delay management.
Design/Methodology: A qualitative research approach was employed, utilising semi-structured interviews with eight experienced construction professionals. Thematic analysis was used to analyse the collected data, providing a comprehensive understanding of the strategies and challenges involved in managing construction delays.
Findings: The study identified several key factors causing delays, including poor planning and scheduling, budget conflicts, design changes, poor communication, external causes, lengthy approval process, skills shortage, project complexity and uniqueness, work-related problems and poor site management. Current management practices were found to be partially effective, with significant room for improvement. The research proposes enhanced planning, better communication, and integrated project delivery models as effective strategies for mitigating delays.
