Abstract

The construction industry in Singapore faces ongoing challenges, including high labor costs, frequent project delays, and the need for enhanced efficiency. This dissertation investigates the effectiveness of prefabrication methods, such as modular and volumetric construction, in addressing these issues. The study focuses on the adoption of these methods within Singapore’s construction sector, assessing their impact on productivity, quality, and safety, while identifying significant barriers, such as high initial costs and a shortage of skilled labor.

Data were gathered through a structured online survey of 84 industry professionals across various sectors, including residential, commercial, industrial, and infrastructure projects. The results indicate a growing adoption of prefabrication, particularly in residential and commercial projects, where it has proven effective in reducing construction timelines, improving quality control, and enhancing on-site safety. However, challenges such as substantial upfront costs and labor shortages continue to impede broader implementation. 

The study highlights the critical role of advanced technologies, including Building Information Modeling (BIM), digital twins, and automation, in improving the efficiency of prefabrication methods. It recommends increased industry collaboration, the development of targeted training programs to mitigate skill gaps, and comprehensive cost-benefit analyses to inform decision-making. Future research should explore the long-term financial and environmental impacts of prefabrication and the potential of emerging technologies to further optimize construction processes within Singapore.
