Abstract

This dissertation investigated the influence of Environmental, Social, and Governance (ESG) considerations on stakeholder relations and social values within the real estate sector. The study addressed a significant research gap by exploring how ESG practices are integrated into real estate operations and their impact on stakeholders. Through a combination of literature review, case studies of leading real estate firms (CBRE and Savills), and a survey of real estate services companies and Real Estate Investment Trust (REIT) companies, the research provided a comprehensive analysis of current ESG trends and practices.
The findings revealed a predominant focus on environmental sustainability initiatives, with companies implementing extensive measures to achieve net-zero carbon emissions and enhance energy efficiency. Social sustainability efforts, while present, are less emphasised but show signs of increasing importance. The study highlighted the positive impact of ESG integration on stakeholder relations, with high confidence reported by companies in their ESG strategies' effectiveness.
However, the limited number of survey responses from the companies suggests the need for broader research to capture diverse industry perspectives. The dissertation concluded with practical implications for real estate practitioners and policymakers, emphasising the potential of ESG initiatives to foster sustainable and ethical business practices. Future research should aim to expand the scope and scale of study to provide a more comprehensive understanding of ESG's role in the real estate sector.
